By accessing this website or making an accommodation booking, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you must not proceed with a booking.
Full Prepayment: The full amount of the reservation is strictly charged at the exact time of booking via our integrated online payment platform.
Strict Non-Refundable Policy: All rates offered on our website are Non-Refundable to the maximum extent permitted by applicable law.
No Cancellations / No Modifications: Once a booking is confirmed and paid, no cancellations, modifications, or date changes are permitted under any circumstances.
No-Show: In the event of a guest's non-arrival (no-show), the full amount of the reservation will be retained as a cancellation fee, and no refund or credit voucher will be issued.
Check-in Time: From 15:00 (3:00 PM) onwards.
Check-out Time: Until 11:00 (11:00 AM).
Late Check-out: Late check-out is strictly not permitted, as we must ensure sufficient time for our specialized cleaning protocols before the arrival of the next guests.
Maximum Occupancy: The maximum occupancy is strictly 3 persons per room.
Right to Refuse Entry: In accordance with applicable law and safety requirements Aura Otto Luxury Living reserves the right to refuse entry or accommodation to any party exceeding the maximum occupancy or the number of guests specified in the original booking confirmation.
Children: Children of all ages are welcome. Any minor must be accompanied and supervised by an adult/legal guardian at all times during the stay.
To ensure the comfort, safety, and tranquility of all our guests, the following rules apply and are strictly enforced:
No Smoking: Smoking is strictly prohibited in all indoor areas of the property. Guests may smoke only in external/designated outdoor areas. Failure to comply will result in an immediate deep-cleaning fee of €150.
No Pets: Pets and animals of any kind are strictly forbidden on the premises.
Events & Parties: Hosting parties, bachelor/bachelorette celebrations, receptions, or any large gatherings is strictly prohibited.
Tranquility & Quiet Hours: Guests must respect the quiet hours enforced by Greek legislation. Any behavior causing a disturbance to other guests or neighbors may result in immediate termination of the stay without a refund.
Damages: While we do not hold a security deposit upon arrival, guests are fully liable and legally responsible for any damages, breakages, or losses caused to the room, its equipment, furniture, or the property during their stay. Any associated repair or replacement costs will be directly billed to the guest.
Inclusion: The statutory Climate Crisis Resilience Fee (formerly known as the Stay Tax/Residency Tax) imposed by Greek legislation is included in the total price of your reservation. No additional tax payments for this fee will be required upon arrival.
Service Interruption: Aura Otto Luxury Living reserves the right to interrupt or suspend access to this website or booking platform for maintenance, security updates, or technical reasons beyond its reasonable control.
Force Majeure: Aura Otto Luxury Living cannot be held liable or responsible for failure to execute bookings or provide services due to events of Force Majeure (including but not limited to severe weather conditions, natural disasters, strikes, government restrictions, or sudden infrastructure failures). The Non-Refundable policy remains valid to the extent permitted by applicable law regardless of external travel disruptions (such as airline flight cancellations).
All content, logos, trademarks, text, images, graphics, layout, and software utilized on this website are the exclusive intellectual property of Aura Otto Luxury Living or its licensors and are fully protected by Greek and international copyright laws.
These Terms and Conditions shall be governed by, construed, and enforced in accordance with the laws of Greece. Any disputes arising from or relating to these terms or our services shall be subject to the exclusive jurisdiction of the competent courts of Alexandroupoli, Greece.
