By accessing this website or making an accommodation booking, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you must not proceed with a booking.

2. Booking, Payment, and Cancellation Policy (Non-Refundable)

  • Full Prepayment: The full amount of the reservation is strictly charged at the exact time of booking via Stripe's secure hosted payment gateway.
  • Strict Non-Refundable Policy: All rates offered on our website are Non-Refundable to the maximum extent permitted by applicable law.
  • Statutory Exception to Right of Withdrawal: In accordance with Article 16(l) of EU Directive 2011/83/EU on Consumer Rights, the statutory right of withdrawal does not apply to accommodation services provided for a specific date or period of performance.
  • No Cancellations / No Modifications: Once a booking is confirmed and paid, no cancellations, modifications, or date changes are permitted under any circumstances.
  • No-Show: In the event of a guest's non-arrival (no-show), the full amount of the reservation will be retained as a cancellation fee, and no refund or credit voucher will be issued.

3. Check-in & Check-out Policies

  • Check-in Time: From 15:00 (3:00 PM) onwards.
  • Check-out Time: Until 11:00 (11:00 AM).
  • Late Check-out: Late check-out is strictly not permitted without prior authorization, as we must ensure sufficient time for our cleaning protocols before the arrival of the next guests.
  • Guest Registration & Pre-Check-in: In accordance with Greek hospitality and tax regulations, all guests must provide valid official identification (passport or ID card) prior to or upon check-in. Pre-check-in identification records are stored securely and deleted within thirty (30) days post-checkout as detailed in our Privacy Policy.

4. Room Capacity & Minors Policy

  • Maximum Occupancy: The maximum occupancy is strictly 3 persons per room/apartment.
  • Right to Refuse Entry: Aura Otto Luxury Living reserves the right to refuse entry or accommodation to any party exceeding the maximum occupancy or the number of guests specified in the original booking confirmation.
  • Minors & Children: Children of all ages are welcome. Minors must be accompanied and supervised by a parent or legal guardian at all times during their stay. Personal data of minors required for check-in is collected strictly from the parent or guardian.

5. Accommodation Rules & Guest Responsibilities

To ensure the comfort, safety, and tranquility of all our guests, the following rules apply and are strictly enforced:
  • No Smoking: Smoking is strictly prohibited in all indoor areas of the property. Guests may smoke only in designated external/outdoor areas. Failure to comply will result in an immediate deep-cleaning fee of €150.
  • No Pets: Pets and animals of any kind are strictly forbidden on the premises.
  • Tranquility & Quiet Hours: Guests must respect the quiet hours enforced by Greek legislation. Any behavior causing a disturbance to other guests or neighbors may result in immediate termination of the stay without a refund.
  • Damages: Guests are fully liable and legally responsible for any damages, breakages, or losses caused to the room, equipment, furniture, or property during their stay. Any associated repair or replacement costs will be directly billed to the guest.
  • CCTV & Property Security: For the safety of our guests, staff, and property, common and external areas are monitored by a Closed-Circuit Television (CCTV) system. Cameras are strictly excluded from inside guest accommodations or private areas.

6. Climate Crisis Resilience Fee

  • Inclusion: The statutory Climate Crisis Resilience Fee imposed by Greek legislation is included in the total price of your reservation. No additional tax payments for this fee will be required upon arrival unless dictated by subsequent statutory tax amendments.

7. Limitation of Liability & Force Majeure

  • Service Interruption: Aura Otto Luxury Living reserves the right to interrupt or suspend access to this website or booking platform for maintenance, security updates, or technical reasons beyond its reasonable control.
  • Force Majeure: Aura Otto Luxury Living cannot be held liable or responsible for failure to execute bookings or provide services due to events of Force Majeure (including severe weather conditions, natural disasters, government restrictions, or sudden infrastructure failures). The Non-Refundable policy remains valid to the extent permitted by applicable law regardless of external travel disruptions (such as flight cancellations).

8. Intellectual Property Rights

All content, logos, trademarks, text, images, graphics, layout, and software utilized on this website are the exclusive intellectual property of Aura Otto Luxury Living or its licensors and are fully protected by Greek and international copyright laws.

9. Governing Law & Jurisdiction

These Terms and Conditions shall be governed by, construed, and enforced in accordance with the laws of Greece. Any disputes arising from or relating to these terms or our services shall be subject to the exclusive jurisdiction of the competent courts of Alexandroupoli, Greece.
